Hold tight as OSD will be releasing the new flooring state contract. Several firms and suppliers are on the contract and they can certainly help you brainstorm some solutions.

Hi everyone,
Interesting discussion and as with most of our worlds it is really driven by your community. Absolutely consult with your Building Inspector and Fire Chief before touching any of the off the shelf solutions. They are the only people in your community that could authorize (IN WRITING) that you are ok to install anything that modifies the building and fire codes.
Joe McDonough wanted to share this intersting article about this topic that takes a stricter view of the code (which is likely the correct answer) on similar devices.

In short, don’t decide on your own, like Aaron did have a committee and involve the building and fire officials first.

Sharon has this in our budget as an HVAC Tech. It falls under part of our Trades Union and currently has a rate of $31.50 per hour. This person, in theory, is supposed to have basic understanding of controls and their refrigeration license.
We haven’t been able to fill the position as construction is booming right now and nobody will even look at a job for under $40 per hour.
I propose adding a building operator to my team this year and pay that person more and have them strictly focus on DDC and controls. With budget cuts this was a non-starter even though I could show how we would save money through utilities to help offset the cost while being able to maintain a more stable learning environment in our buildings.
Never easy my friend and look forward to seeing what others have to say.

I’ve always had my roofing companies install those. If you don’t have someone local you can call Suburban Mirror/Glass/Masonry/Waterproofing.

May 22, 2018 at 10:24 am #33841Same problem in Sharon. Only solution is to remove tiles, mastic, seal the slab with a topical vapor barrier, and reinstall.
We had to test the mastic to prove to everyone it wasn’t asbestos or mold. Continual maintenance nightmare that requires multiple strip and wax over rest of building normal cycle.
We road out the storm with the bad floor and hopefully getting a new school….

Under our recourse docs I think I have one of my RFPs up there that has wording on liquidated damages for a project.

Mixed results depending on the tech. We have had some good, some bad. My issue was our town fell into a new territory for their techs so I couldn’t use my old service tech and support staff and had to use a different branch that wasn’t as good.
I agree with Bob on the splitting shops for HVAC Tech vs. Controls Tech but seems like most shops are starting to follow this model.

May 14, 2018 at 4:14 pm #33804Haven’t used Enernoc. MAPC has a no cost solution for helping predict peak demand load. Last year it happened in June and nobody hit the mark.
In years past many districts avoided tens of thousands of dollars by reducing their billable rate through peak load shedding.
Shut it all down and send people home for a couple of hours extra during the summer. Lately the peak has been later in the afternoons so less of an impact.
It is worth it but does take the effort on your part to be vigilant about it and have administrative support for the incontinence.

Security systems: every 5 years
Lighting controls: every 5 years
HVAC controls: every 5 years
Think about how often you upgrade your desktop or laptop, or even worse…. your smart phone! Same applies for our ridiculously over engineered buildings.
Something that smart architects are adjusting in their bid specs now is not approving releasing systems until they need to be installed. Meaning, frame out the infrastructure but don’t approve the hardware and software until years into the project so you get an extra couple years before it is obsolete.
As for lighting, I’m still not 100% sold on integration of all the systems. Lights tie into security and fire alarm panels and none of them speak the same language or they do speak the same language and we just don’t have an engineer that can interpret.

First, try to stay away from the propriety companies. We have motion sensors throughout the school in hallways, classrooms and office spaces. Our outside lights run through the energy management system, based on dusk to dawn scheduling.
