Our Middle School, finished in 2012, has exit doors covered along with two cameras located on parking lot light poles capturing both entrances and exits for vehicles etc.
With modern tech and the industry moving the way it is you should look at covering the grounds too. Just make sure whatever system you go with has a very user friendly interface as likely you will be looking for info after something has happened not during.

August 17, 2017 at 10:32 pm #32633We used it right after construction as the liquid was less aggressive on the new concrete. It worked pretty well as pre-treat but not great for maintained snow melt.

July 5, 2017 at 9:50 pm #32578Everyone please keep in mind that the new building code regarding energy went live in January. Anything bid prior to that date will likely be less expensive as the new code requires more stringent requirements relative to insulation, window efficiency, etc…..
This may be also the reason that distributors aren’t able to give you budget numbers as they may not have a good handle on the new code cost impact on construction yet.

You also should consider age level of students along with sub-conscious impact that certain colors have on most individuals. Nothing worse than prison color pallet to really bring someones mood way down when a simple shift could activate and engage.

Sharon we had a Saturday and Sunday shift schedule. We found that the Sunday access to building was underutilized so they had down scaled to a Saturday person.
That person would work Tuesday to Saturday. Normal work week was second shift with rest of crew. Saturday was 9 to 4:30. The Saturday pay received a differential for the entire day. I think 15%….
The Monday he was not in the others would trash and dash his area.
Monday Holidays, summer cleaning, April vacations etc. become logistically difficult getting his schedule squared away but save a boat load on overtime for all the events that typically run at the High School on Saturdays.
I pay OT only on sub-arctic conditions for building checks otherwise I just wait for the alarm.

POSITION TITLE:
Head Custodian
JOB GOAL:
To maintain the physical school plant and grounds in a condition of operating excellence such that they present no interruptions, distractions, or obstacles to the educational environment. All work shall conform to all required codes, school policies and standards with a focus on cleaning for health.
GENERAL QUALIFICATIONS:
The Head Custodian shall demonstrate the knowledge, skills, and experience necessary to complete the assigned work efficiently. The person must be able to operate, maintain, and make adjustments to various types of cleaning and maintenance equipment, as needed. The Head Custodian must be able to establish and maintain effective working relationships with administration, staff, students and the community. He/she must understand proper procedures, handbook rules, school schedules, (i.e., athletic events, rentals, school events, and or community use of facility) and maintain confidentiality with regard to students and staff. He/she must also be available for duties on some Saturdays, Sundays, and evenings as assigned.
Moreover, the individual must be adaptable to working around children and possess skills for maintaining school buildings in a manner acceptable to the general health and safety standards of school buildings. He/she must also develop a basic understanding of the following areas: board of education policies and administrative regulations, school public relations, the role and function of public schools in the community, safe operation of mechanical equipment, and the importance of developing constructive working relationships with supervisors, fellow workers, students, the general public, and visitors to the school.
QUALIFICATIONS:
1. Advanced knowledge in building cleaning methods, cleaning staff work loading, inventory tracking, and minor building maintenance.
2. Working knowledge of all cleaning equipment associated with proper cleaning and care of a healthy K-12 school environment.
3. Experience in HVAC, electrical and plumbing systems operation and maintenance.
4. High school diploma or general education degree (GED).
5. Two years or equivalent experience in the custodial field. Basic computer knowledge; knowledge of building layouts, systems, and controls.
6. Prior custodial supervisory experience preferred.
PHYSICAL AND INTELLECTUAL REQUIREMENTS:
The work is mutually mental and physical requiring an intellectual nature. While performing the functions of this job, the employee is required to stand, walk, sit, talk and hear for extended periods. Frequently required use hands to fingers to grasp cleaning tools, reaches with hands and arms, frequent lifting and twisting or the body associated with the proper cleaning of a school environment. Specific vision abilities required include close and medium distance vision and the ability to adjust focus. Incumbent must be able to hear normal sounds, distinguish sound as voice and communicate through human speech. The incumbent must have a command of the English language; both verbal and written. The incumbent is required to lift and carry equipment and supplies weighing up to 75 pounds. This position requires the ability to operate a computer, mouse, and keyboard. This employee must be in outstanding physical condition and capable of working in tiring and uncomfortable conditions. The employee must be able to work in all building areas including but not limited to auditorium or gymnasiums, ceilings, roofs, and during inclement weather during snow or weather emergencies. The employee must work well with others and interact with all building occupants in a professional manner.
REPORTS TO:
1. Building Principal
2. Director of Maintenance and Operations
PERFORMANCE RESPONSIBILITIES:
1. Responsible for insuring the implementation of all cleaning, corrective and preventative maintenance programs within and around the outside of the school building grounds.
2. Responsible for developing, with the Director of Maintenance and Operations, the weekly and long-range work schedules of the custodial staff.
3. Responsible for supervising and assisting with evaluating the work of the custodial staff.
4. Responsible for the training and supervision of the custodial staff in personal safety, the use of fire prevention equipment, the use and care of all cleaning and maintenance equipment and supplies, and the building security alarm system.
5. Responsible for the proper repair of all custodial and maintenance supplies and equipment.
6. Responsible for performing minor building repairs and adjustments for the heating system, electrical system, plumbing system, and septic tank systems.
7. Responsible for receiving and distributing all deliveries of supplies and equipment in concert with the wishes of the building Principal.
8. Responsible for arranging for the custodial staff needed for school rentals and ensuring proper building coverage at all times.
9. Responsible for maintaining an inventory of all custodial and maintenance equipment and supplies.
10. Responsible for immediately notifying the building Principal and Director of Maintenance and Operations of the need for any equipment and building emergency.
11. Responsible for being available to work in the case of an emergency as determined by the building Principal, Director of Maintenance and Operations, and other appropriate administrative staff.
TERMS OF EMPLOYMENT:
The work year shall consist of 12 months. Salary and other benefits will be established by contractual agreement between the Sharon School Committee and the Custodial and Maintenance Personnel Association.
EVALUATION:
Performance of this job will be evaluated in accordance with contractual provisions and the Sharon School Committee’s policy on evaluation of custodial and maintenance personnel.

We are putting and add alternate for “White” EPDM to try and squeeze as much thermal comfort in our early September May and June scorchers that we have now.

The question isn’t so much who you are using but what system are they proposing and installing. All are highly qualified to work in schools, but not all submit the similar products which is a huge difference. Make sure you are getting what you called out in the spec. and don’t give in on or equal unless it makes sense.

While in Sharon we didn’t max out but did very well. I always included information and reports from SchoolDude to show we were maintaining along with performing PM work. In addition, always included my Maintenance and Custodial plan (handbook) as part of my submission.
If you have any studies of existing facility that you have performed that also helps with your case and points showing you have been focused on maintenance.
