In reply to: Roof Leaks Due to snow and Ice
January 25, 2019 at 12:11 pm #34857Hi Jon,
We had more than usual with the last two storms. Had a couple repeat offenders show up due to building age issues with masonry and driving rain but a lot were new spots.

July 9, 2018 at 9:46 am #34024We moved away from golf carts about 10 years ago and use utility vehicles. Buy a Gator or similar Kubota utility vehicle. Very versatile equipment.

June 4, 2018 at 2:59 pm #33891We have used the Halsey Taylor retrofits as well. We bought the ones with the add-on filter and counter. Great feedback from students and faculty.

May 14, 2018 at 4:15 pm #33805I agree with a lot of what Alan said. Another point I have issues with is they split their house up. About a year ago I was able to have a maintenance tech out for a mechanical issue and have him work on controls while he was here. Now it requires a separate work order and different technician they can’t cross the street anymore.

In reply to: Load Shedding
May 11, 2018 at 4:10 pm #33788We participated in a load shedding program with a vendor to be named later; wasn’t EnerNOC or wasn’t ENOC at the time. Like anything, good at first then the rebates were slashed. The demand curtailments started coming more frequently and at really inopportune times. Curtailment load tests became more frequent as well. They wanted us to cut line power entirely and use emergency generators. We stopped the program. Rough on your equipment, faculty and students not to mention us maintenance folks.

March 9, 2018 at 9:05 am #33384I have not but there is a town energy committee that compiles energy data that we provide from my district facilities. They believe that this formula is accurate; I disagree. I have a 200,000 sq ft building built in the 50’s with the last reno project in 1999. They compare energy data with all buildings and especially to a facility built in 2002 which is 150,000 sq ft. The newer facility has 3 times the electrical load (one example- 15 RTU’s and a chiller compared to 5 RTU’s) also, this building is 3 stories so has a reduced heating load.
Apples to oranges.

February 28, 2018 at 4:33 pm #33348All staff have fobs.
Local police and fire have fobs.
We provide fobs to the before and after school programs and coaches. I have a tight schedule for these groups.
Throughout the district there’s a few thousand fobs out there.Principals secretaries assist with new entries and deletion of accounts of faculty persons in their respective building. I take care of all others district-wide. I limit staff access which is a constant battle. We generally try and delete an account as soon as we are made aware of the change. New accounts are entered as time allows but usually within 3 business days. We review staff lists over the summer just in case.

February 13, 2018 at 3:27 pm #33285Hi Maria,
I started using Institute for Environmental Education (www.ieetrains.com) annually over the summer. I do a 2-hour video for new hires during the year if needed. In reply to: Office/Maintenance Area Space
December 27, 2017 at 4:05 pm #33140My office is a 900 square foot classroom which I share with 2 other people, one is a Community Rec Dept Head.
I have varied sizes of storage space in each building, none of which are suitable for my needs. On average I would say about 2-300 sq ft per building. I installed shelving in boiler rooms and ancillary spaces for inventory/tools/materials.
If they are offering you space, take as much as you can. One thing I desperately need is space for blueprints and records.

November 29, 2017 at 9:08 am #33036Kevin,
I use them for general maintenance and some PM”S on circ pumps and motors from 0-25hp and lift stations; they rebuilt my fire pump as well. They are usually very competitive with pricing and overall I have been satisfied with their work. Service and scheduling are very good.

Freetown-LakevilleIn reply to: Snow removal stipend/compensation
November 17, 2017 at 12:40 pm #33002I am not compensated for any extra time, functions or duties. My staff are compensated but they are hourly union employees. If I have plowed overnight into the next day and there is school, I do cut out early if everything is clean and there are no issues.

Freetown-LakevilleIn reply to: Snow and Comp time
July 7, 2017 at 2:46 pm #32583Tony,
At one time, our guys would get paid straight time for the day no matter how long it took to clear. It was a gift as the guys would come in for a couple hours, get paid for 8 and then have a bonus day. They were able to take an 8 hour comp day within 30 days of the no-school day. This changed when there was a particularly stormy winter and there were so many people requesting time off because of the accrued comp days, we had to extend the 30 days out to 60 days. This was horrible for Administration to get coverage but the guys loved it as they were raking in the OT. We bargained out this language at next contract.
The contract now reads that any inclement weather days are required work days and any time removing snow will be compensated at their respective overtime rate. They are required to work a full shift so if they move snow for 2 hours , it’s 2 at OT and 6 at straight pay. I have the discretion of letting them go early with no loss of time. Unless there is little to no cleanup, I normally allow them to leave after we are clear.
Good luck with this one.
