To all,

Most access control systems today like S2 are connected to the panic buttons. They in turn are connected to the fire alarm systems to drop out the doors but they also lock the fire doors and disable fobs when their threat level goes up and calls the police. It is quite common today.

Vedad,

I have been using Omni Pro in Warwick, RI for many years. They come in twice a year, summer and February vacation. The hoods are and exhaust ductwork are spotless when they are done. It is a family business.401-941-3564.

Paul,

I built a new DPW that we completed in 2008. Gannet Fleming was the designer. Ironically enough during another firms interview was the first time I meet Joe McDonough. His company had designed 5 DPW’s in Massachusetts, but Gannet Fleming had 25 so we picked them. It came out great. They are a great design firm. I will look for the RFP but since we changed emails since that time I think it is gone.

ED,

If you have MIIA as your insurance carrier the will most likely come on site and do it for you. They just did a training for a batch of towns DPW workers in a meeting space down the hall from my office.

Joe,

I have been using Lan-Tel Communications for years for all my security, surveillance and access control. We did spend a little time with FTG but they do not have enough people to keep up with the work we need. We have actually had the same experienced tech handling our account that whole time. They handle all the main brands. My salesman is Ed Donnelly 617-869-9471. They are on the state bid.

Mike,

I have at least a dozen Chariots of different sizes from Windsor. We have not had any major problems with any. One had a few thousand dollar repair price but we got it taken care of and use it as a spare now. I have been buying them since 2013.

I did replace that one as a primary machine at one of my elementary schools last December with a Nobles machine. It is almost the same machine but a little bigger, more costly and probably better made. Nobles is owned by Tennant so the Nobles is a clone and a little less expensive. Tennants are more in use in industrial accounts,

All these machines change in technology over 6 or 7 years so plan on going with some new stuff often.

Either would do you well but we always have them bring out the machines and let the guys try them out to see what they like. If you wanted to bring some guys over they can play with mine, I have some riders that are not very old if they wanted to try those as well.

Joe,

In Franklin we require trades and a delivery person (Who has a lift-gate on his truck) to wear steel toed work boots. They receive a yearly stipend for the boots and clothing. I firmly believe in this practice.

In the mid 90’s when I first became a facilities director we hired a lot of college students on work visas as our summer help. One we hired for grounds was wearing sneakers when the mower he was pushing hit a piece of metal in the grass. A shard flew through his sneakers into his foot and we owned his medical bills. Steel toed boots are cheap insurance to protect your employees health. We spent thousands on that claim.

Len,

I sincerely apologize to you for taking my posts personal. I am kind of new at working in a social media platform. I do not agree but am following the guidance of the PE I have working on your project. I commend you in going forward and doing something with a contractor you trust and making the Hudson schools a safer place for the children, teachers and staff. Doing something while we are all floundering in this mess of guidance that changes daily is very positive for your employers and everyone in Hudson.

I would ask you as a longer member than me to reconsider your decision to leave MFAA. Anyone doing what you have done deserves to help younger members to attain a high level of competency as a Facility Director in Massachusetts.

I owe you a adult beverage! Maybe 2.

I have a Mechanical PE, EMA who tried to have the suppliers of the Bi-Polar ionization give him enough info on the product and how much is required to kill airbourne corona and they could not provide that info as they have not tested it on Sars Corona.

That being said after trying to work with them for a few months, it is an unproven science and he can not specify this product with any confidence it will work to kill the virus. It is more of a cross your fingers and hope people do not get sick. If they do he would get sued.

To all,

After reading some posts and as the Vice President of MFAA and a Mechanical Engineer I needed to post the below CDC guidelines for Bipolar Ionization. Bi-polar ionization works by increasing the size of the “droplets” we spit out when talking, sneezing or coughing. This causes the removal of pollutants from the air. It causes the droplets to not go airborne but to get heavier and collect on the desks, hard surfaces and carpets in our classrooms. This is not what I would recommend in any classrooms where children are sitting and moving around on the floor in a pool of Covid 19.

Bi-polar ionization is not a proven scientific method to kill viruses.

UV technology on the other hand was studied by Homeland Security extensively under President George W Bush because it killed Anthrax. They developed K factors that enable engineers to specify the watts per square foot needed to kill most every bacteria and virus known to man. UV technology was first used in America in the 1940’s in German Town, PA to combat the Tuberculosis outbreaks.

Please read the CDC guidelines given to ASHRAE on Bi-polar Ionization below.

<p style=”font-weight: 400;”>Bipolar Ionization/Corona Discharge / Needlepoint Ionization and Other Ion or Reactive Oxygen Air Cleaners

<ul style=”font-weight: 400;”>

• Air cleaners using reactive ions and/or reactive oxygen species (ROS) have become prevalent during the COVID-19 pandemic. New devices that are not mentioned elsewhere in this guidance likely fall into this category.
• Technologies utilize various methods to create reactive ions in air that react with airborne contaminants, including viruses. The design of the systems can be modified to create mixtures of reactive oxygen species (ROS), ozone, hydroxyl radicals and superoxide anions.
• Systems are reported to range from ineffective to very effective in reducing airborne particulates and acute health symptoms.
• Convincing scientifically-rigorous, peer-reviewed studies do not currently exist on this emerging technology; manufacturer data should be carefully considered.
• Systems may emit ozone, some at high levels. Manufacturers are likely to have ozone generation test data.
• <p style=”font-weight: 400;”>

<p style=”font-weight: 400;”>

<p style=”font-weight: 400;”>CDC Position on Bipolar Ionization

<p style=”font-weight: 400;”>ASHRAE does not currently have a Society position on bipolar ionization. However, the ASHRAE ETF did reach out to CDC for their position on the technology. The following is the response from CDC in its entirely:

<p style=”font-weight: 400;”>Thank you for your question. Although this was pointed out in the earlier CDC responses, it is important for me to re-emphasize that CDC does not provide recommendations for, or against, any manufacturer or manufacturer’s product. While bi-polar ionization has been around for decades, the technology has matured and many of the earlier potential safety concerns are reportedly now resolved. If you are considering the acquisition of bi-polar ionization equipment, you will want to be sure that the equipment meets UL 2998 standard certification (Environmental Claim Validation Procedure (ECVP) for Zero Ozone Emissions from Air Cleaners) which is intended to validate that no harmful levels of ozone are produced. Relative to many other air cleaning or disinfection technologies, needlepoint bi-polar ionization has a less-documented track record in regards to cleaning/disinfecting large and fast volumes of moving air within heating, ventilation, and air conditioning (HVAC) systems. This is not to imply that the technology doesn’t work as advertised, only that in the absence of an established body of evidence reflecting proven efficacy under as-used conditions, the technology is still considered by many to be an “emerging technology”. As with all emerging technologies, consumers are encouraged to exercise caution and to do their homework. Consumers should research the technology, attempting to match any specific claims against the consumer’s intended use. Consumers should request efficacy performance data that quantitatively demonstrates a clear protective benefit under conditions consistent with those for which the consumer is intending to apply the technology. Preferably, the documented performance data under as-used conditions should be available from multiple sources, some of which should be independent, third party sources.
