        Reporting To: Superintendent of Public Buildings
        Base Wages: MS – 9, $71,189.06 – $90,079.77
        Hours: 40 Hours per week, required to be available to respond to after-hours support of critical systems or
        for routine system maintenance.
        Definition
        The Building Systems Manager is responsible for developing and implementing energy efficiency programs
        throughout Town buildings, and managing the coordinated building systems controls for the new High
        School, including HVAC, lighting, plumbing, neutralization systems, elevator, fire protection, and security
        systems. Proposes strategies and implements projects to integrate additional buildings into an overall
        building systems management program.
        Essential Functions
        Working under the direction of the Superintendent of Public Buildings or designee, perform the following
        functions:
        • Manage the integrated building systems controls at the new Wilmington High School. The system
        controls will incorporate HVAC, electrical, plumbing, lighting, elevator, security, fire protection, acid
        neutralization, and other systems.
        • Work with designers, engineers, and construction team for the new Wilmington High School to select
        and implement an integrated building system. Participate in the commissioning process to ensure the
        system is balanced and performing at optimum levels. Participate in the punch list process to ensure all
        systems are installed, integrated, and functioning as excepted and needed prior to completion of the
        project.
        • Develop and implement a plan for improvements to existing public buildings that increase energy
        efficiency and reduce energy consumption. Plans may incorporate recommendations for capital
        investments, policy development, and/or procedural changes that reduce the Town’s energy costs and
        maximize efficiency.
        • Work with Public Buildings staff and with various departments to communicate, educate, and
        implement plan components including preventative maintenance programs, energy reduction efforts,
        systems upgrades, and other projects.
        • Establish and monitor preventative maintenance schedules and procedures for building systems in all
        public buildings.
        • Develop and implement a process for collecting, evaluating, and reporting on system performance,
        energy use, and efficiency-program outcomes for public buildings.
        • Investigate options for incorporating renewable energy systems such as photovoltaic into public
        buildings. Develop and implement plans for renewable energy programs as appropriate.
        • Identify grants, funding, and other resources to support energy efficiency improvements at public
        buildings. Work with various departments to apply for and oversee implementation of grants aimed at
        energy efficiency projects that achieve the Town’s goals.

        Minimum Qualifications
        • 5 years experience as a Building Manager, systems engineer, or combination of associated education
        and experience.
        • Knowledge of current building HVAC, plumbing, electrical, security, and other systems as well as DDC
        and building automation controls.
        • Knowledge of property management principles, procedures, and standards.
        • Knowledge of mandatory safety system testing and documentation requirements (fire protection
        systems, elevator, laboratory eyewash, laboratory acid waste neutralization etc).
        • Able to respond to after hours supports needs for critical system restorations.
        • Excellent verbal and written skills required.
        • Self-motivating and independent professional able to manage and prioritize workload with general
        direction from supervisors.
        • Ability to be equally effective working on a team or working independently.
        Job Environment:
        Work is performed both inside and outside. May be subjected to loud noise and exposure to extremes of
        heat and cold temperatures and inclement weather. Required to traverse uneven terrain, may be required
        to bend or stoop and is subject to one or more hazards such as those associated with working and near
        heavy equipment, mechanical and electrical systems.
        Physical Requirements:
        The work is mutually mental and physical requiring an intellectual nature. While performing the functions
        of this job, the employee is required to stand, walk, sit, talk and hear for extended periods. Frequently
        required use hands to finger, handle, or feel objects, tools, or controls; reaches with hands and arms, crawls
        and climbs. Specific vision abilities required include close and medium distance vision and the ability to
        adjust focus. Must be able to hear normal sounds, distinguish sound as voice and communicate through
        human speech. Required to lift and carry equipment and supplies weighing up to 50 pounds. This position
        requires the ability to operate a keyboard, mouse, and other general office equipment.
