        GENERAL PURPOSE
        Responsible for managing efficient facilities maintenance for all municipal and school buildings through
        supervision of non-exempt and contracted staff. Also responsible for all custodial services in town
        buildings.
        SUPERVISION RECEIVED
        Works under the general direction of the Assistant Director of Public Facilities.
        SUPERVISION EXERCISED
        Manages staff and contracted services in the effective completion of their assignments.
        ESSENTIAL DUTIES AND RESPONSIBILITIES
        • Administers effective and efficient utilization of non-exempt staff in the maintenance of Public
        Facilities. Utilizes available resources to develop and maintain cleaning procedures.
        • Provides training for staff to ensure department procedures are followed. Performs effective
        oversight and audits to insure procedures are effective.
        • Supervises custodial efforts in snow removal and preparing Town and school buildings for safe
        access during the winter months.
        • Responsible for safety of assigned personnel and provides appropriate safety training. Insures
        procedures identify Personal Protective Equipment (PPE) required for the tasks, that the PPE is
        available, and that it is used properly.
        • Supports rental program by insuring adequate staff is assigned and duties are performed.
        • Insures appropriate safety training is provided for assigned personnel.
        • Prepares incident and accident reports as appropriate.
        • Oversees proper operation, maintenance, and preventative maintenance of building equipment
        and systems.
        • Attends and participates in a variety of meetings related to use, operation, and reliability of Public
        Buildings.
        • Perform on call services on a 24/7 basis.

        • Oversees energy conservation in all buildings.
        • Coordinates capital projects in all buildings along with maintaining metrics for completed
        projects.
        QUALIFICATIONS

        Knowledge of:
        • Cleaning methods, materials and equipment.
        • Building systems and their operation and maintenance.
        • Building management systems and their operation, including DDC controls.
        • Networked security systems for multiple locations.
        • Principles and practices of project management, engineering and budget preparation
        • Pertinent Federal, State and local laws, codes and regulations.
        • Microsoft Office and other relevant software programs.
        Experience and Training Guidelines
        Any combination of experience and training that would likely provide the required knowledge and
        abilities is qualifying. A typical way to obtain the knowledge and abilities would be:
        Experience:
        Five (5) years of building maintenance experience, including five (5) years of supervisory experience.
        Training:
        Equivalent to an Associate’s Degree supplemented by technical training.
        Valid driver’s license or the ability to independently move between worksites multiple times per day is
        required.
        Preferred Qualifications:
        BS/BA level course work in business administration, or a related engineering field is preferred.
        Knowledge of cleaning systems for school and office environments.
        TOOLS AND EQUIPMENT USED
        Motorized vehicles and equipment, phone, personal computer including word processing and other
        software, database management, copy and fax machines.

        The employee must occasionally lift and/or move up to 50 pounds. Specific vision abilities required by
        this job include close vision, distance vision, depth perception, the ability to adjust focus, and the ability

        to distinguish colors.
        Employee may be required to visit construction sites, navigate unstable terrain and be exposed to
        inclement weather.
        WORK ENVIRONMENT
        The work environment characteristics described here are representative of those that the employee

        Work is conducted in field and office settings. The noise level in the work environment is usually loud in
        field settings, and moderately quiet in an office setting. When outdoors at the job site, the job will
        involve working around heavy machinery (loaders, backhoes) and noisy equipment. The employee may
        be subject to inclement weather situations including high heat, extreme cold, heavy winds, and rain and
        long hours. The employee may be subject to heavy fumes and strong odors.
