We’ve recommissioned HVAC systems in almost all of our buildings over the past several years without using a consultants. We prepared a bid package that had a general scope of work and paid for it on T&M basis (like we do our service contracts). We narrow the DCAMM requirements to require certification in both Energy Management (DDC) and HVAC, which ensures well qualified contractors. EMC was low bid on our last project and did an excellent job for us. This approach may not be for everyone, but it’s worked for us. There are a bunch of HVAC Commissioning firms out there (doing MSBA work), if you decide to go that route.Good luck and email me if you want a copy of our bid manual!

You should involve Student Services in the color and patterns selection as some students on Educational Plans can have adverse reactions to certain colors and patterns – seriously. We just involved our SPED staff with a project to replace the cafeteria floor in our Middle School. I would consider hiring an architect for guidance as a well. They can prepare several different concept plans for you to look at pretty easily and inexpensively. Call me if you need the name of the architect we use.Good Luck!

We were able to add two new positions when we became a new (consolidated) facilities department in 2012 – one at the HS and one at the MS. We negotiated with the Union to have them be Tuesday to Saturday positions due to the school activities at each building on Saturdays (saving significant OT). We still add custodians and charge for outside weekend activities. We don’t do weekend building checks at any of our 7 elementary schools; although we used to do them when I worked in Norwood.I agree completely with what Steve said about not needing building checks anymore. Waste of money, but you may need to bargain it out.

Some suggestions:
1. I agree with Ken
2. Get your IT folks involved immediately as there will be major network issues to deal with.
3. If you don’t have an agreement (MoU) with the IT Department as to what you do and what they do w/r to maintenance, you need to prepare one. In Wellesley Facilities maintains cameras, card readers, door strikes and wiring/cabling. IT does all software upgrade and covers work stations and all equipment located in the IT data room.
4. Be careful about adding too many cameras because you have to maintain them and they will cost you $1,000 to $2,000 to replace…

Chapter 193 of the Acts of 2004The Sharon Public Schools requires the services of multiple tradespersons who customarily perform services in their chosen category of work to complete minor maintenance and/or repair projects expected in the municipal and school buildings, on an “as needed-as ordered basis”, during the period from the closing date of July 1, 2007 to June 30, 2008.
All work must be carried out by properly licensed individuals where required by the state or municipality. Work must be completed in a reasonable time, and must be completed in a workmanlike manner subject to final inspection and approval of the Director of Maintenance and Operations and/or his designee.
Minimum wage rates established for this project by the Commonwealth of Massachusetts under authority of M.G.L. chapter 149, sec.26 to 27G inclusive—pursuant to the wage sheet for “minor isolated repairs not associated with a larger project”—are posted at the city/town office or superintendent’s office and wages paid shall be reported to the Awarding Authority weekly after the initiation of the work.
The following trades listed below are being solicited in this Notification, and awards pursuant to this Notification anticipated “in good faith”, in aggregate, not to exceed the sum of $25,000 by trade.
